Investing With breneman Capital

  • Only accredited investors ($200k individual income or $300k income with spouse or partner, or $1M+ net worth excluding primary residence) can invest in offerings from Breneman Capital at this time.     Once you submit your information, a member of our team will be in touch to discuss our current and upcoming investments, guide you through the steps to invest, and answer any questions.

  • Breneman Capital’s principals invest their own money in every deal, arrange the financing, and provide any necessary loan guarantees.

    The firm sends all investment opportunities via email and through a personalized investor portal. In our portal, investors will be met with thorough investment memos that outline key points, including:

    1. The strategy for that particular asset, including investment type and hold period.

    2. Renovation scope (if applicable).

    3. Expected returns.

    4. Market analysis.

    5. Competitive analysis.

  • Investors can easily commit to an investment opportunity through their investor portal or via email. Once committed, investors will receive updates throughout the acquisition process from the Breneman Capital team.

    After making their commitment, investors are required to do only three things:

    1. Verify they are an accredited investor.

    2. Electronically sign documents.

    3. Send in committed investment funds.

  • On the day of closing, the LLC that is formed with Breneman Capital and the investors will acquire the property. Investors will receive notice when closing is complete, at which point they will have an ownership interest in the property.

  • Investors enjoy the benefits of investment property ownership—such as cash flow distributions and tax benefits available to real estate investors. Quarterly reports are provided to all investors of individual properties.

  • Breneman Capital handles all aspects of the investment lifecycle. We maximize rents, minimize expenses, execute renovations, complete the business plan, and monitor the market for the most opportune time to refinance the loan or sell the property.
